Nearly 50 apartments proposed for Amherst Street in Nashua

NASHUA — A proposal to construct a five-story apartment complex on Amherst Street will be considered this week by zoning officials.

Harbor Property Group is hoping to build 48 apartment units on a 3-acre parcel currently owned by Southern New Hampshire University at 546 Amherst St.

“The character of the neighborhood will not be threatened, as housing already exists in this area of Amherst Street,” states the application on file at Nashua City Hall.

In addition to the proposed apartment building, the applicant is recommending that the lot be reconfigured to also allow retail and commercial use.

An existing, single-story building on the property was most recently used as a branch campus for Southern New Hampshire University, according to the plans.

“The proposed five-story, multi-family building is proposed for the southernmost portion of the site, perpendicular to Amherst (Street),” Carter Falk, deputy planning manager, wrote in a memo to the Zoning Board. “The first floor is intended to be used for a parking garage, at grade, with four floors of 12 units in each floor.”

The plan calls for a renovation of the existing building into a proposed 100-seat restaurant, as well as three separate retail spaces totaling 9,000 square feet; details on the future tenants are not disclosed in the preliminary plans.

In its application, Harbor Property Group states the project would be in the public interest since the city needs additional housing options.

“The configuration of the lot lends itself to its development as proposed,” states the plans, adding the open space will be twice as large as what is required in the zoning district.

The apartment building, as proposed, includes one- and two-bedroom units ranging in size from about 800 square feet to 1,300 square feet. Community space and balconies are also included in the proposed layout of the apartment complex.

More than 130 parking spaces are recommended for the lot near Round Pond, which includes 48 spaces underneath the apartment units.

Harbor Property Group will approach the Nashua Zoning Board of Adjustment on Wednesday seeking a variance for the project. The proposal will also need to be reviewed by the Nashua Planning Board.

Wednesday’s meeting begins at 6:30 p.m. inside the auditorium at Nashua City Hall.
