Work continues on proposed housing development near Pembroke Pines

PEMBROKE ­- Plans for a proposed housing development across the street from the golf course in town continue to be refined.

Developers are hoping to build 75 residential dwelling units on a nearly 89-acre plot of land on Whittemore Road across from the Pembroke Pines Country Club.

Plans call for building three single-family homes and 18 four-unit, two-bedroom condominiums.

The single-family homes would be at the front of the property along the roadway to match the aesthetics of the neighborhood.

"We felt that was the best configuration for the neighborhood," said Tim Peloquin, who is helping developers with the project.

The development would only be built on a small portion of the land.

"There's 15 percent of the whole piece being developed," Peloquin said.

The rest of the land would be used for either open space or subjected to a conservation easement, he said.

Developers are seeking three special use permits and approval for a major subdivision application. A lot line adjustment will also be added to the list.

Some issues with the town's Zoning Board of Adjustment will need to be resolved as well.

Some neighboring residents have concerns with the project.

Amy Manzelli said she would like to see a traffic study done when both the golf course and the town's schools are in session.

"It's not just one or the other," she said.

She also said that two nearby streets - Bow Lane and Donna Drive - be added to the study to see how the additional traffic on Route 3 would affect those intersections.

Other concerns include safety in the neighborhoods and the ability to hook up the units to the municipal sewer system.

A gate proposed at the end of Nadine Road has also been a point of contention, though it may be removed from the plans.

The Planning Board continued its discussion on the plans at its Tuesday meeting.

Board members decided to go forward with another traffic study to be compared to one already completed.

Conversations between developers and the planning and zoning boards will continue next month.

Peloquin said that developers hope to address all concerns in the coming months.

"We really hope to begin to button down our approvals with the Planning Board with a potential vote in March if all things are in order," he said.
