Hearing continues on Salem senior living facility

SALEM — The Planning Board will continue a public hearing on a proposed 84-unit assisted living and Alzheimer’s care unit for Sally Sweets Way, across from the Ingram Senior Center on Tuesday night.

Board members have been generally receptive to the plan from LCB Senior Living, but have had questions about parking on the site as well as potential truck traffic from deliveries to the facility.

The LCB Senior Living proposal includes 84 units for 90 residents, split between assisted living units and Alzheimer’s care units. Project engineer David Jordan of MHF Design said the assisted care and Alzheimer’s care units would be kept separate.

The three-story, 72,000-square-foot building itself would be residential in nature and in keeping with the historical style of the Town Center zoning district that the majority of the property sits in.

Parking was the biggest issue in the initial discussions about the proposal late last year.

The developers were looking for a conditional use permit for 60 parking spaces, about half of the number required under the town’s zoning regulations.

However, in March, the developers received approvals from the Zoning Board of Adjustment to expand the parking to about 90 spaces.

During an April Planning Board meeting, some members stated that with the number of staff and family members visiting residents that it was still not enough parking on the site.

Selectman James Keller asked if there was a way the assisted living facility and the senior center could come up with a plan to share some additional parking, since parking at the senior center can also be an issue when special events are held there.

Jordan said the applicant would look at the issues surrounding parking and traffic issues before the Tuesday night public hearing.
