Cumberland Farms proposed for South Broadway in Salem

SALEM — Sometimes bigger isn’t always better.A new Cumberland Farms convenience store and gas station being proposed for 382 South Broadway would be half the size of the existing multi-tenant retail building on the site.

The Planning Board has continued making a final decision on the proposed 4,500-square-foot building to a future meeting so some minor engineering details can be worked out.

The new building would replace a 9,000-square-foot multi-tenant building and gas station on the site.

Although the size of the building will be cut in half from the existing one, Cumberland Farms is proposing increasing the number of gas pumps on the property from 12 to 16.

The site plan was originally brought before the Planning Board in 2012, but was delayed so some court proceedings could be resolved, according to town Planning Director Ross Moldoff.Moldoff said the proposal meets many of the goals of the town’s Master Plan, such as improving the architectural design, increasing landscaping, and redeveloping an older commercial property.

“I think it is a very attractive building and certainly complies with our retail design standards,” said Moldoff.

Project engineer Chris Tumula of MHF design said the project will significantly increase landscaping on the site and enhance the stormwater management system.

“We’re really making the site better than what it is today,” said Tumula.Planning Board member Phyllis O’Grady agreed that the proposal looks positive for the town.“I applaud Cumberland Farms for coming up with a good design and plan for the town of Salem,” she said.
