Salem's North Broadway may see another new retail plaza

SALEM — A new single-story retail plaza with space for four small businesses could be on the way to 223 North Broadway, next to a newly constructed Dunkin' Donuts.

The Planning Board recently approved a lot line adjustment between the Dunkin' Donuts property at 225 North Broadway and the lot at 223 North Broadway.

The adjustment bumps up the 223 North Broadway property from .6 acres to 1.5-acres. The Dunkin' Donuts parcel will now be just over one acre.

Project engineer David Jordan of MHF Design said the new owner of 223 North Broadway is looking to build a 6,400-square-foot retail building on the property.

The parcel was formerly the site of a small retail office, and Jordan said the 2,100-square-foot office building will remain on the parcel in addition to the new retail construction.

Although the Planning Board granted the lot line adjustment, it continued the site plan review to allow more time for independent traffic and engineering reviews of the plan.

Town Planning Director Ross Moldoff said he would have more information at the next meeting regarding an independent traffic review.

Moldoff said the independent consultant has recommended that there be a wider entrance onto the site as well as a two-lane exit, allowing vehicles to more easily make right-hand turns onto North Broadway.

Moldoff said he would also like to see more information regarding deliveries and a loading zone.

"There's not anything shown for loading, yet depending on what stores go in there, there could be a lot of loading," he said.

Moldoff added that the site plan does include the repair of the sidewalks on North Broadway in front of the property.

"That will be a big benefit to the town," he said.

Jordan said the site plan will meet the town's parking requirements.

"The zone requires 39 and it has 40," said Jordan.

The building itself will be L-shaped, with three of the retail units facing the parking lot and one facing North
