SALEM — The developers of the CVS retail plaza at the intersection of Main Street and Hampstead Road will not have to go back to the Planning Board to get approval for a convenience store on the property.
In February, the board approved the site plan for the 22,000-square-foot retail plaza, which includes the recently opened CVS, a bank and a multi-tenant retail building.
The developers are now looking to open a convenience store in the plaza, according to Planning Director Ross Moldoff.
"The original approval showed this as a retail building that was reviewed by our traffic consultant," said Moldoff.
However, the traffic consultant also stated that if there were any high-volume traffic businesses in the plaza, such as a convenience store, the traffic patterns would be analyzed again.
Moldoff said the second analysis showed that traffic would not increase to the point that it would change the original site plan approval.
Given that information, Moldoff asked the Planning Board members whether they wanted to see a revised site plan.
Board Chairman Robert Campbell asked whether the convenience store complied with all the town's site plan regulations that allow for certain changes without holding a public hearing.
"It does comply with that," said Moldoff. "It is retail to retail, so it's not really a change."
Campbell and the other board members unanimously agreed that there was no need for a further public hearing on the site plan.
