Parking expansion approved
SALEM — The developers of a medical office building on Northwestern Drive and a nearby Brookfield Road resident have come to an agreement that will allow for the expansion of parking on the site.Vention Medical had proposed expanding parking at its Northwestern Drive site by 42 spaces, but that plan raised a number of issues relative to drainage, wetlands impact and a buffer zone between the property and Loretta Reardon’s abutting home at 111 Brookfield Road.Over the course of three Planning Board meetings, the developer and the town were able to resolve those issues, including the addition of a buffer zone between the parking lot and Reardon’s home, according to Ross Moldoff, town planning director.The screening and buffer plan includes the planting of up to 55 trees between the parking lot and Reardon’s property.
“The applicant showed a substantial planting plan of 45 trees at the (September) meeting,” said Moldoff. “We tried to think of some solutions if the proposed screening was not adequate, and the applicant agreed to plant up to 10 additional trees within a year of the work being scheduled.”
With the Planning Board approval, the work could begin as early as next month.
Reardon said Vention has been helpful and responsive to her concerns.
“Hopefully, the trees that are planted will be adequate so that we will not see the building from our yard,” she said.
Reardon said she contacted a local realtor to help determine whether the building would diminish her property value if it could be seen from her property. The realtor stated that the impact on property values is subjective, but that most potential buyers would likely not want to see an industrial type of building from their property.
The Planning Board unanimously approved the site plan for the parking expansion. Moldoff noted that the trees on the site plan providing the buffer zone to the Reardon property must be properly maintained by the firstname.lastname@example.org
