SALEM — Selectmen approved the sale of a small piece of town-owned property at 8 Dennison Ave., but there was some disagreement over how much the land is actually worth.
Paul Gallo of 6 Dennison Ave. requested the town sell the .11-acre parcel that abuts his property. Under the town’s regulations, the property will now go up for sale by auction, where theoretically anyone could buy it.
Selectmen did put the stipulation on the sale that no permanent residence could be built on the land.
The assessed value of the property is $4,600, but Selectman Stephen Campbell said that if the land is joined to abutting property, its assessed value would more than double.
“If the lot is combined to that of the person who wants to buy it, the total property value would go up by $11,200,” said Selectman Stephen Campbell.
Everett McBride, chairman of the Board of Selectmen, said he wasn’t worried about the assessed value and that the property would be sold to the highest bidder.
However, Campbell said if Gallo does purchase the property for around the $4,600 assessed value, he would be making a profit off the town because of the increased value to the potential combined property.
Because of the auction process, Selectman Michael Lyons said it is not totally guaranteed that Gallo will be the one with the high bid for the property.“Some eccentric could come in and say they like the lot and bring their row boat and put it there,” said Lyons.Selectman Pat Hargreaves made a motion to put a minimum bid of $10,000 on the land, but the motion failed, 4-1, with only Campbell voting for firstname.lastname@example.org
