118-room hotel is in Nashua's future
NASHUA — A new, four-story hotel could soon be constructed near Somerset Parkway, within close proximity to two existing Nashua hotels.
Nashua TS Residence Inn, LLC is proposing to build a 118-room hotel at 25 Trafalgar Square near the Somerset Plaza.
“This land was originally planned for an office building several years ago, but those plans fell through because of the economy,” said Carter Falk, deputy planning manager for the city. Some of the foundation had previously been poured, but no development was ever built on the 4.5-acre site not far from the Crowne Plaza and Courtyard Nashua.
Preliminary plans include a 26,425-square-foot hotel and a separate standing 6,000-square-foot, 225-seat restaurant, according to Falk.
“This will be a good size hotel,” Falk said on Wednesday, explaining the property is already zoned park/industrial, which is ideal for a hotel.
While the hotel will be operated by Residence Inn, the restaurant has yet to be named, Falk said. Hancock Associates of Chelmsford, Mass., is the engineering firm for the hotel project.
Next week, the applicant will request a use variance to allow for the proposed restaurant to be built in the park/industrial zone, which would need to be approved by the Nashua Zoning Board of Adjustment.
The hotel, however, will not need approval from the zoning board or the Nashua Conservation Commission since it is already zoned properly, and no wetlands are being affected, Falk said.
The Nashua City Planning Board will be presented with the hotel plans on Aug. 8. If approved, the new hotel will be New Hampshire’s seventh Residence Inn.
The closest Residence Inn is housed on the Daniel Webster Highway in Merrimack, and other sites are located in Concord, Lebanon, North Conway and two facilities in Portsmouth.
Peter Nash of KNT Associates LLC of Nashua is involved with the proposed hotel project, but he was unavailable to comment. KNT Associates owns the lot, according to preliminary plans on file at Nashua City Hall.
“The applicant states that the restaurant, with the proposed abutting hotel, would enhance the neighborhood by offering amenities to local business and residents,” states a staff memo available at the city’s Community Development Office.
The undisclosed restaurant will serve both guests of the hotel and the public, according to the memo, adding it will also enhance the overgrown foundation that now exists on the property.
The restaurant is proposing 75 parking spaces, with the hotel recommending 193 parking spaces. The hotel, if approved, will be constructed on the western side of Trafalgar Square, just north of Cannongate Drive.
The first zoning board meeting to discuss the proposal will take place at 6:30 p.m. Tuesday at Nashua City Hall.
