Derry Planning Board OKs two-story medical office


DERRY - The Planning Board has given its approval for the construction of a two-story medical office building at 14 Tsienneto Road.

The 12-500-square-foot building will sit behind a three-story building owned by the same developers, Tsienneto Development 14, LLC.

Some abutters did raise questions about the impact the project would have on wildlife and traffic in the area, and Planning Board member Jim MacEachern suggested the board conduct a site walk of the property before moving ahead with approval.

"The plan meets everything in the regulations, there is nothing here that doesn't meet the rules and regulations," he said board member. "But I still want to look at the whole street here."

MacEachern was the only board member to vote against approval, but he said he was doing it to stay consistent with his failed motion requesting the site walk.

"These guys did a good job and followed all the rules," he said. "I think it will be a good addition to the town."

Developer representative Chris Nickerson noted that the medical office building is the last piece of development on that side of Tsienneto Road, and added that developers were eager to get construction underway on the project this spring and summer.

"We believe this development will be an improvement to the area, will create jobs for Derry, and will certainly increase the tax base for Derry," said Nickerson. "Everything we are doing certainly coincides with a quality development, and quite frankly, we have checked off every box on the way."

Derry resident Maureen Rose, who also works at the neighboring Merrimack Tile on Tsienneto Road, said she was concerned about increased traffic as well as the impact the project would have on local wildlife.

"We're not going to have any wildlife, we're not going to have any birds or foxes on this side of town," said Rose. She requested the Planning Board take a site walk of the property and also recommended some indoor parking or shuttle buses to address parking issues on the property.

Town planning director George Sioras noted that there is a plan in place for a traffic light in the area if and when a property across the street between Tire Warehouse and the Sunview condominiums is developed.

Sioras also said that parcel is the last parcel available for development along that stretch, and that a large portion of it is wetlands.

"When the development happens, the study says it will trigger the traffic light, and there is an escrow account in place for that," said Sioras.
