PLYMOUTH — A commercial development subdivision is being sought on the Tenney Mountain Highway, across from Hatch Plaza.

It was scheduled to go to a public hearing last Thursday, but developers asked for an extension until at least next month, said Sharon A. Penney, town planner.

Part of the property contemplated for the project was proposed as a Lowe’s home supply store several years ago.

It had gone through a lengthy process, including a Supreme Court appeal, but was eventually permitted, Penney said.

That permit expired in May, Penney said.

She said Tuesday that owner Michael McGinley of Riverside Landing LLC has recently bought adjacent land and has a phased plan.

It begins with a request for a two-lot subdivision, each with less than two acres. It would be along the side of the Tenney Mountain Highway, which is also Route 25 in West Plymouth.

Northpoint Engineering LLC, on behalf of the project, indicated the parcel totals almost 74 acres and is all within the flood plain of the Baker River.

The plan proposes consolidating the two parcels and then subdividing into two small commercial lots and one large parcel for future commercial development.

Since the land is within the 100-year flood plain, the plan proposes filling 13 acres of the front of the site to “create a developable footprint area.”

A public hearing for the subdivision request is tentatively set for Aug. 16.

Penney said there are no zoning issues, as what is now proposed meets all town zoning ordinance requirements for frontage and lot size.
